Our goal is to explain to you how to fix any problems identified in your Homestead Check™ on your own. However, we understand that sometimes you may just not have the time or desire to do so. A Counseling Session is mandatory for all Homestead Doctor™ cases. During the session we will give you an overview of the process, obtain all required information, coordinate execution of the required Service Agreement and other paperwork, and finalize payment arrangements.

Low Market Value Repair

If you are selling your home this calendar year, The Homestead Doctors™ can repair Low Market Valuation if you hire us no later than Sept. 1st of this year. In some cases we may accept cases up to the cutoff date as set forth in your TRIM notice which you receive in August of each year.

If your market value is low, and you sell your home before fixing the situation, it will cost you more money every year for the rest of your days in your next Florida home. The best time to repair Low Market Valuation is the year before (or earlier) than the year in which you plan to sell your home. Please note: This service is only applicable to Floridians who have current or future plans to sell their home and buy a subsequent homestead property in Florida. If you are moving out of state then there is no reason to fix a low market valuation.

High Assessed Value Repair

If your assessed value is higher than it should be then you are paying too much money in property taxes every year!

If you are planning to stay in your home for several years, then you want to get your Market Value reduced as low as possible to minimize your tax obligations. Please note, if you are selling your home soon then there is no point in fixing a high assessed value problem. The Homestead Doctors™ can repair High Assessed Valuation effective for this year if you hire us no later than Sept. 1st. Homestead Filing

The Homestead Doctors™ are the only place you can go in Florida which can handle your filing services in all 67 counties! We can handle your initial Homestead filing (DR501 Form) and Portability filing (DR501T Form). The latest date to file each year is March 1st, and if you wish us to handle your filing you must hire us to do so no later than February 25th. When the Homestead Doctors™ handles your filing we will coordinate with you to obtain all required information, complete the filing process with the county property appraiser office, and then provide you verification that the filing was received and properly processed. Please note that these services require that you upload certain documents to us and that you authorize us via an appropriate document (such as a Limited Power of Attorney) to handle the filing on your behalf.

Late Homestead Filing

Homestead related property tax filings are due each year by March 1st. But if because of extenuating circumstances you miss the filing date all hope is not lost. Late filing of Applications for Homestead may be accepted at the Property Appraiser’s discretion up until around Sept. 10th each year. Applications for missed exemptions or forgotten portability are considered to “piggyback” on the basic Homestead filing and in some cases may be accepted as late as October 31st. If you are not approved for Late Filing by the Property Appraiser then the Value Adjustment Board can override their decision. Sometimes it can be crucial that your late filing application be approved for the current year otherwise you’ll lose the associated savings for another year. If you’re selling your home, and you can’t get a late portability filing approved, you can lose those savings forever!
