Many people think that if they “file for Homestead” that they are covered and will get all of the savings that they should get. Unfortunately, this is for the most part not true
What Does a Homestead Check™ Look For?
Low Market Value
When the market value of your home on the tax rolls is significantly less than what your home is worth. If not corrected this will rob you of portability you can transfer to your next home.
High Assessed Value
When the assessed value of your property on the county tax rolls is higher than the true market value of your home. This will result in your property being taxed at a higher rate than it should be.
Missed Exemptions
Did you know that all senior citizens with an income under about $30k get another $50,000 exemption? There are dozens of additional property tax exemptions that you could be eligible for.
Current Portability
Calculates how much you have accumulated in Portability savings since filing for Homestead. Portability savings are capped at $500,000 and reduce the taxable value of your next home in Flordia.
Missed Portability
Have you owned more than one home in Florida? If the answer is "yes" then you have probably accumulated portability savings that are just sitting around waiting to be claimed by filing a simple form.
Homestead Status
It's always a good idea to make sure that the $50,000 standard Homestead exemption is active on the county's property records. We search the current county records to make sure your Homestead is active.
Answers To Frequently Asked Questions
-
How much money can a Property Tax Analysis save my client?
That depends on a bunch of factors, which is why a Property Tax Analysis is so important! We find an average savings of around $2,000/per year for our customers. Many of our customers have achieved the portability cap of $500,000, which equates to $10,000 per year in property tax savings! The savings aren't just a one-time thing either, your client will continue to benefit from them every year that they live in their home. We will also walk your client through maximizing their Portability savings to transfer to their next home in Florida.
-
How much does a Property Tax Analysis cost?
A Property Tax Analysis by Florida Homestead Check™ is only $125 for Real Estate Professionals. Our goal was to make an easy to use tool for maximizing property tax savings at an affordable price. The only alternative until now for savvy homeowners has been to hire a Real Estate Attorney to help you research your Homestead situation and determine which exemptions you qualify for, how much Portability you have available, whether your market or assessed values were correct, and how to maximize your Portability savings.
-
Why haven't I needed to get one for my clients in the past?
Besides the dozens of exemptions, the most important areas to find additional savings are focused around Portability. Portability was passed into law in 2008 to help prevent homeowners from being "trapped" in their Homesteaded homes that now had favorably low property taxes. This was during the great recession where homes throughout Florida were at their lowest and there wasn't enough Portability savings at the time to be useful. Now that the values of homes have risen back up, and continue to climb, there are hundreds of thousands of accumulated Portability savings that Homeowners can transfer to their next home. Unfortunately, most people don't know this or understand how to maximize it to take full advantage of the law.

When should I get order a Property Tax Analysis?
Every Floridian that owns a "Homestead Property" can benefit from a Property Tax Analysis whether they already own their home, are buying a new home, or are selling their current home. It is most important though for home sellers that are planning to buy another home in Florida. There are several things that need to be checked and addressed BEFORE closing otherwise some savings can be permanently wiped out.

If my client's report comes back showing problems what should I do?
Our goal is to explain to your client how to fix any problems identified in their Homestead Check™ on their own. Your client's report will outline problems with their property tax bill and exactly how much they are costing them each year, as well as provide step-by-step instructions on how to fix them. However, we understand that sometimes your client may just not have the time or desire to do so. If they have a question or want us to fix their problems for them then contact the Homestead Counselors™ or the Homestead Doctors™ for help.
